Technically, that’s no longer a renewal - that’s a renegotiation of the contract and had we known we would’ve accepted another offer.The whole thing is bizarre, I have a sense they have an agenda they’re not disclosing because at this price range, with kids enrolled in great private schools nearby, our experience has been the opposite - families wanting to lock the house down at their sole option for x years at x price.The arguments the tenants presented are very bizarre as well (what if lightning strikes the house, or I decide to adopt 4 children and need more rooms, what if I need laser surgery only available in Europe).

So, identify your business plan so you can attack it better and with a proper laser focus. 

New layouts, moving walls or god forbid an addition...you’ll tear your hair out with SF’s nutty city approvals, and your neighbors will be all in your business if you’re increasing the size of the home. 

They are generally run by grey haired busy bodies and control freaks who have no understanding of their own rules or the law that governs them. 

And if the community is small enough, go old school and ask to put up flyers at local businesses; nail and hair salons, coffee shops, grocery bulletin boards, etc.

Stay laser focused and only focus on your ideal client.

Pitbulls are quiet dogs, and they  are short haired and not as messy as  say a cocker spaniel.... you get my point. but once again Dan thanks for renting to pets period......
