I have one word of advice for you as you begin your journey, keep laser focused on your wholesaling goals until you achieve them.

Parents plan: My plans plus complete kitchen gut, new trim, new doors, remove fireplace to accommodate a new half bath and walk-in pantry(that one isnt as straight forward as it sounds because a beam had to be added to support the load and the entire house had to be re plumbed to add the bathroom!).

., pier sizes may have to be larger, or they may have to be more piers to accommodate the heavier weight of the foundation); the slab would require structural supports or grade beams or a combination of the two.

Hand dug the 27' trench (yes, that's right and I'm 61 y/o) but now need to go under concrete footing of house (pier & beam).  

Draw a line on the screen, use the laser to import for that line... draw the next line, repeat.

If you meet with a contractor that doesn't have a pad of paper, tape measure and/or laser measure, a ladder and a source of light lol kick them to the curb or expect a large change order once the project is started.

We knew it was load-bearing and would need a beam installed, but when we tore apart the basement we saw that the wall was filled with ductwork in each stud cavity (4 runs total).

My wife and I will still go do adult laser tag with some friends.

The only time I need to hire a licensed person is when upgrading to a breaker box or doing structural work like adding a new floor beam.
