The answer is yes, 2nd lien DSCR loans exist and more than one lender can do them, but you would probably have to up your credit score to be able to get up to a total of 75% ltv between 1st and second lienOtherwise, you would have to get lucky on a favorable appraisal.

(and those numbers probably aren't wrong, but don't exist for many or most.)

Bottom line sub too is an advanced strategy that should only be done by Experienced investor with significant cash reserves or access to lending/like substantial LOC that already exist and can be taped at a moments notice. 

Those conditions don't exist any more, and the government has the right to regulate land use to try to prevent the current conditions from repeating. 

Cash flow is mostly non-existent now, unless you find a great deal.
