It's paid for now and luckily so that I cash flow very well but that doesn't mean it's any consolation in still having to pay the HOA. 

They will be fine provided you instill in them the independent desire to survive on their own.

Meaning, if you offered, "you can come by my current home anytime to check it out"  that would instill some confidence in what you are saying.3.  

It's cool if you are one of those people who need them self buy in to instill action.

I realize when your mom and dad were paying for your school and buying your first car and house, they instilled in you the belief that you are better and more deserving than all those pathetic losers who just can't seem to make it.

Business wise if that is the motivation either the landlord was too stupid to implement the practice themselves before renting or in theory it will not increase income sufficiently to cover instillation and ongoing maintenance.

You need to instill a zero tolerance policy.

While you might be adding value and other ways improving the deal, the eco system the property exists in still matters.

Hi @Matthew KarpI'm open to network for sure , but I would recommend that you finish your profile and include a picture and bio info if you want instill trust and people to feel comfortable meeting up.  

Since your business will be the main tenant and you can prove that you've been making payments, that should instill confidence in a private lender.
