The total cost including construction and permits (but excluding the land) comes to about $2.14 million.

@Jonathan B.Assuming you pass the "material participation" test for 2023 and did not use the property yourself (or used very little), you should be able to treat it as an STR for 2023, including bonus depreciation.  

Lenders often include a portion of the cash flow in the investment property as income to you personally to offset the DTI. 

If you're looking for cash flowing markets.. a lot of investors, including myself, are looking in cities like Cleveland.

True, but (a) they were typically experienced investors, and (b) today's market includes record prices and high mortgage rates, which is a double whammy.
