However, in the markets where values went from 400k to 600k+ the interest rates rising has a huge impact because these workers didn’t double their incomes like most people in small towns have as a result of the unofficial minimum wage doubling. tennessee is same way with people retiring so there are legitimate cases for rural towns in states with no income tax like Wyoming as well. we are definitely not immune though to the wider issues.

Mr CEO who had tons of leverage on multiple business and enterprises.. had some scary moments.Leverage is fine but it can bite you big time.. and to think rentals are immune from having a bad day in a bad economy well that is dangerous thinking..

In the next downturn I would expect many markets to see major declines where others that were not as volatile see less drastic decreases or hold their value.At the end of the day no one has a crystal ball and there is no magic formula that will make any one investor immune to the downturn.
