@David S RobertsI'd venture to say those nearby properties are just ignoring the law.Most cities and counties in Colorado have well-defined STR requirements, and if you meet those, then you can operate a vacation rental. 

Ignoring short-term bridge loans, most commercial loan sizing is limited by DSCR, but they are not called DSCR loans. 

I'm not an attorney, but I can tell you that it happened to me and I ignored it.

On the other hand, I cannot ignore the folks here marketing their DSCR HELOAN products; that number has increased.The underlying situation (obvious to you and me) is that there were historically low interest rates, followed by inflation and equity creation...and folks who want to tap into the equity without displacing their first mortgage. 

Take advice from people who are actually purchasing properties with their own savings and ignore the "all hat, no cattle" replies.

I already pointed out earlier that common sense is often ignored when juicy tax benefits are brought into the conversation.
