Building a solid team (agent, property manager, lender) is key.

I assume a higher upfront cost as far as land purchase and the actual build but you would have a brand new house, instant equity and hopefully maintenance free for quite a while.

Aside from building trust and relationships, knowing what your investors are looking for and generating leads....I think the most important thing is getting your number right.

I have seen it too many times where an investor will buy an older property or even a new build, they net cashflow similar to you for a year ($100-$200 per month) and then a $5,000 repair or insurance/tax hike here hits them and it's a loss - they either get forced to sell or are majorly setback and unmotivated. 

On my property above I'm prep'ing to build a new unit...you could arguably say that changes the nature of the use...and it likely does.

I was going to wait to build my portfolio bigger before starting an numbered company, but I'd like to hear what the BP community has to offer in words of advice.Here are the current numbers I'm working with.

We're building an addition onto our primary residence and have a choice between adding one 8x12 master bathroom or splitting that same space to have 2 en suites (each 8x6), with one coming off the master bedroom and the other coming off another bedroom.

We also have some buildings that are single family conversions not built with seperate utilities.
