My last client who I helped House Hack a few blocks from UW has plans to deal with tenants, local laws and other issues.Just north of Seattle 30 min in Everett as Eric stated, the city has adopted new rules prompted by the Governor to allow for more Additional Dwelling Units that do not have to be owner occupied.

@Caleb Pettyhi Caleb. i bought the whole parcel and subdivided the land into 10 lots. i sold 1 lot to an end buyer who was building a family home and sold the other 9 to a lot flipper. i financed my purchase with a 20% down note on a 5 year term (1 payment per year). i didnt have to make any payments. i had the payment money if i needed it. we wanted to hold out for our market value number but the day i put the lots for sale, the governor shut our state down as Covid was first hitting. i sold all the lots with some meat left in the bone but wanted to turn a profit. the lot flipper who is a customer of mine has sold them for my market value number, so im glad he and i both made money. it was a great project.Clint

They were trying so hard to keep me off the property that they called my local MLS Board, the state commission, the Governor, the Secretary of State, the Mayor's office, the Sheriff, and even my church (I never did figure out how they knew what church I attend but I am happy to report my pastor hung up on them!).
