For my money, I think Home Depot has a slight advantage in availability of in-stock door sizes/styles (which you can check online to find your exact style/size/swing and see which locations have it in stock), while Menards has a wider range of trim options.LVP Flooring.

Is there anybody in your family you would call a hammer swinging type who could do some repairs on it.

I would focus on established markets that are still showing growth and have more than just one draw.Taking my main market of Tampa Metro as an example - There is more than just beaches, you also have MLB/NHL/NFL + Spring break and MLB Spring training, aquariums, golf, casino, new downtown development, and a lot of business travel.You want to avoid markets with just one draw, as if something happens to that draw, you will be hurting for who knows how long.

Then you're left swinging in the wind with all your personal assets at risk to liability attaching to your rental property.

From my perspective the type of finishes between your property (when it's rehabbed) and comparable properties could swing 5-10% if there is a substantial difference in finishes.

I ask him to leave the note on the kitchen counter and I'll swing by the next morning to try to figure this out.
