I can cover with AC sleeves still they make the place look too cheap.What is the best way to cover them to make them loom aesthetic?

Roll up your sleeves and learn about what trips your trigger. 

You can sleeve this area with brass/stainless steel wraps that will hide the damage, reinforce the door and look good.

However I'm sure our tenants won't have windows open and short sleeve shirts on in January anymore. 

I remember having to wake up at 2 am, because my tenant clogged his toilet with paper towels and I had to roll up my sleeves and for 2 hours clean up an entire apt flooded with sewer water.

At a different home I had multiple chimneys that needed re-pointed and sleeved...it was about $10,000 per chimney per floor (building is 3 stories).  

I want to make sure the tenant does not have any tricks under his sleeves to win the appeal.
