A Buyer should be really cautious of projects for less than $300/SQFT and for flashy advertising. 

As such, contractors have high prices and a flashy pickup truck to show for it.For me, I really dislike the flashy contractor middleman and would much rather deal with the "rednecks" directly. 

When meeting with sellers people dis trust flashy clothes, nice cars, and expensive watches when dealing with off markets sales.

Think about it, every "Guru" pitch be it in video, digital, paper or in person format ALWAYS has the exact same components of expensive flashy things, be it a Lambo in the background, presenter in suite with Rolex or what but there is always the image of significant wealth.
