I recently talked to someone locally to me (Ohio) who got in trouble with the LCB for giving away a bottle of wine with his luxury rental as even that was considered selling it. 

Especially after reading all the horror stories on BP of sponsors not really ready for prime time getting in trouble with cash calls or losing the investment entirely. 8.

It's getting the benefits of the real estate without the typical tenant, termite, and toilet troubles.

Never replaced the broken fence or gate from the hurricanes.

@Nicholas L. 2 of the 3 properties are listed on MLS but having trouble moving due to interest rates (cost of capital).

If they have the income but only pay 62% on time, it shows they are going to be trouble and do not take it seriously.

Please make sure you have all the correct disclosures and everyone knows what's going on so you do not get in trouble or anyone else.  

I think it's super cool but I'm having a little trouble completing the puzzle - I know it makes sense, but I'm not quite there.
