There are still some good markets that will provide cashflow but you'll need to have realistic expectations when investing purely for cashflow. 

I'd run your numbers based on that to understand what a realistic offer would be to most people and then see if you can be competitive. 

As the investor gains experience, they are not only able to more successfully foresee the “bumps” along the way, able to handle recessions, temporary negative cash flow, unforeseen capital expenditures without panicking, but will also recognize the opportunities necessary to turn a loss into a break even.

What is your experience with construction/renovations?

I'd greatly appreciate your insights if you’ve had any positive experiences or can recommend reliable lenders for this transaction.I don’t have a Fannie Mae or Freddie Mac loan; it's BoE .

Since I don't have the experience that I aspire to have yet, I'm looking to create a relationship with some guidance without being taken advantage of.

If they're evaluating other properties and you have a good social presence that gives them peace of mind and a good sense that they'll have a nice living experience, that could be the tipping point if they're considering a similar property.
