You job is to find an elegant way to solve the problem(s) without incurring too much extra work, cost, time or legal exposure. 

What do you think of retexturing average walls and doing a more elegant imperfect texture throughout.

With upgrades and repairs, I just think: "new & working" as opposed to "elegant & beautiful". 

You can buy premium themes for less than $50 at Elegant Themes and you could have a decent website up in a day.

It's more elegant than that but it's not in the standard language.  

Not very elegant.

I simply used electrical tape, which adds to the time, but still worth it.And if your supply tubes for a sink come through the floor, you need an elegant fix to stabilize them, as they don't stand up straight as copper or steel would.And in tight corners, you may not get the crimp tool in, as that needs quite a bit of space.

I'm assuming there is a more elegant way to approach potential heirs in such a way that it is a win for them and a win for me as an investor.

If you guys have another more elegant solution, please enlighten me.
