The vast majority of my experience is in C class rentals, where durability and basics is key.

It is very durable, sections are easily replace, and readily affordable.Generally the thicker you get, the more expensive, but also the quieter and likely more durable.Not sure why you would hire a handy man to do that.

What materials in couches have your found most durable and easy to keep clean?  

We learned the hard way when we first started that tenants don't care about the same things we do and that tenant proofing for durability can be money better spent.I would skip the LLC and keep the property manager.

Even if its a blue collar area that doesn't demand this, it will still give a premium on rent price and lower your capital expenditures over time due to its durability.

It will look like new and can be very durable.
