Since I wasn't receiving any discernible ROI from my association with the brokerage we parted ways after a little over a year.

When you drive by you cannot discern that it is one parcel.  

As I've continued to research and grow my network I see the discernment you're describing coming into play.

The attorney should draft the lease in a manner that precludes confusion and allows for easy and clear completion that is readily discernible.

That notebuyer must discern that your note ... and the end borrower are worthy of that price when compared with other notes that are up for sale.Perhaps a notebuyer (or more than one) can address this but it is my casual observation that the bottom line return that notebuyers seek does NOT fluctuate directly with market interest rates.* * *If you truly want to be the bank here, look into hedging strategies for fluctuating interest rates.Ooops, sorry for opening a large can of worms.

I will check out the books you recommended and certainly try to be as cautious and discerning as possible when evaluating wholesalers and their deals. 

I have paid a LOT of money on other courses presented by gurus, and I find that from the viewpoint of experience with other educator/vendors, and common sense discernment, Chris McClatchey delivers Great Value, in a professional and fun environment.

As Bill points out, unless you drill down to a more micro level it is hard to discern that data from a national level as some markets had less and some had more of a concentration of available units both new and old.
