-OOS investors in HCOL areas will buy properties that look good on paper without doing enough due diligence and then get crushed by capex and deferred maintenance.

I have been exploring viable options as well as doing my due diligence, reading, and research to come into a deal as prepared as possible. 

The biggest mistake I see out of state investors make is relying on others too much for direction and guidance instead of doing their own due diligence and building their own team that they actually meet and interviewRelying on one person who alleges that they have a 'team' built already that you can use as well can be a costly mistake.

And once I finish the due diligence, my work is done: it's completely passive.

No way to know without doing your own due diligence.
