So first I want to remove the odor and then demo/clean the property and then start the rehab process.  

Sometimes I will spend $10k-$20k for a major rehab that includes new appliances, fixtures, windows, flooring, and light demo.

I have not used either as a CPA but just reached out to demo and discuss.  

It has liens for the city demo of the house and cleaning of the yard.

In November, I received some pictures of materials that had been ordered and demo work that had been done.

Demo and drywall make a big difference, but painting and trim work take WAY more time.

For demos it saves so much compared to dumpsters .

Houses typically sell $100-120 per square foot in this area.I did have one property that I purchased that I did the demo on and then decided to sell it and not fix it.
