I am guessing they probably raised $15-25M from investors for the deal, so while the bank would still be covered investors would appear to collect maybe 10-20 cents on the dollar if they were to liquidate.if that's the case then I don't see buying one year really does anything unless I am missing something ? 

I have filed for eviction on one tenant that I have placed in my career, and I was able to negotiate him out long before the court date. 99% of the time, eviction should not be a driver for whether you invest.

The strip of land is utterly worthless to anyone but him but he's happy to pay $450k to resolve everything without the courts input.I retain 100% of my building, 99.999% of my land, and 100% of my existing mortgage. 

Put a lien on the property(s) they own, this is needed by some court action (i.e. lawsuit in civil/criminal court) 

The appearance of these conflicts is the exact reason we have chosen not to set up a separate maintenance company.4) As others have said some of these might be security deposit issues.Best,Rick  

Squatters can now be locked out of a property and their possessions removed, but a landlord CANNOT physically remove the squatters themselves.The local police are supposed to enforce these laws and assist landlords in removing squatters.The reality is that when you call the Detroit Police to remove squatters:1) The police often don’t know/care about squatter laws and state you must take the squatters to court to evict them.

Not worth time & effort to go to court, your first meeting with an attorney will cost you as much as the rent.
