Most have original cabinets and counter tops. 

Then coming to the almost end and biting your nails, trying to figure out where to get the funds for the lighting and kitchen countertop etc, knowing that you can't refinance until it's finished. 

Size of home ROI and purchase cost.I am surprised you can install counter top alone.

Re tile the bathroom showers, paint kitchen /bathroom cabinets, new countertops, and painting of house interior.    

I would remove the table and add lower cabinets /counter tops along that wall under the window.  

I'm thinking about:1 replacing the counter top from tile to some other cheap alternative2.

We have upgraded this property a decent amount from an aesthetics and general cleanliness standpoint, and put about $7,000 of work into it to begin with (new countertops, a few appliances, new carpet, paint, and tree removal).

We have done virtually everything to make our units bullet proof (new floors, new windows, new fixtures, new paint, new counter tops, new doors, etc. etc.).This keeps us viable in the market place and keeps our maintenance calls to a minimum. 

I waited until  after right of Redemption to do my upgrades like granite countertops and redoing the bathrooms floors and countertops because if the owner came back I would not recoupe any upgrades only the repairs.

Concrete countertops seems to be a little cheaper than granite.
