That for them to consider it, they would want to order three appraisals, and then the loans would all have to be cross collateralized over the three properties, and it seemed over the top and costly way to borrow $75K.

Thank God the utilities weren't more expensive.So let's agree to disagree and count it as a lesson of doing business and picking the right people to be on your team! 

Work with your commercial lender and see if you can self finance, by cross collateralizing your existing portfolio.
