Can we denied an application if they have companion animal and we have no pet policy.

Can we charge tenants Pet security deposit and monthly pet fees if it is Emotional Support Animal (Companion Animal).I did some research I saw that Fair Housing Act does not apply to people that renting out a SFH and own total of 3 or fewer rental property.

Except for service or companion animals, I'm not even allowed to have any animals "just visiting" if a friend or neighbor wants to stop by for a couple of hours.

What you can do in a single family zone is to add a companion unit /granny flat or ADU, and the State has now made it a lot easier to build an Accessory Dwelling Unit.

I'm based in NYC with a Southwest Companion pass, freedom, cash and a quick commute to the airport, so I'm interested particularly in Kansas City, Sacramento, Charlotte, and Philly where numbers look better than Manhattan.
