Hello,

I am just getting start into flipping homes.  I was going to go to the Flipping Formula seminar this evening at the Radisson and saw the previous posts.  Needless to say I will not be attending... I don't plan on starting my business $20k+ plus in debt without a property.  I am open to any advice or words or wisdom.  Thank you and best of luck, Melissa

Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
