Melinda Miller Attic Insulation - keeping rafters exposed.

We have a 100 y/o single family buy&hold in Missouri and would like to turn the attic into usable space. ideally we could keep the rafters exposed in keeping with the character of the home, so the standard 6 inch fiberglass would not work.Is there a DIY compact type of insulation that would work?

@Dean Letfus  and the next thing these folks are going to do is try to buy these properties as is and do remote rehab like what is being talked about a bunch.. that's going to be a cluster of epic proportions.. its very very hard to remote rehab even in the best neighborhoods …  there is a reason turn key rent ready is so popular in these areas..

This dirt compacted very hard under minimal water sprinkling and had standing water for 5+ hours in full sun 85 degree weather (beneath the standing water, the dirt was relatively dry - so it was holding water, not draining at all).
