:)I am looking for any tips on how to go about getting the green light on getting funded for my first of many fix & flips, I started a LLC a few months back and my credit score is pretty low as I’ve broke both my legs over a period of time.

It's just I came into this with a background as a classroom teacher and high-stakes language exam coach and I really didn't understand the immense help that my experience managing the student-teacher relationship has given me in learning how to manage the landlord-tenant relationship.I also had no clue how much of a leg up that same experience had taught me to deal on a personal basis with public officials such as magistrates, code enforcement officials, court clerks, and of course law enforcement officials, here in PA most notably our state constables.The last thing that really helped has nothing to do with me.

I know my parents aren’t my responsibility, but before I found Dave’s plan I made a deal with them that I would buy their house from them at a deal (because they were about to get foreclosed because my dad lost his job due to his leg getting cut off from diabetes) and in return I would let them live there rent free for as long as they needed.

From what I hear on the recent podcast 710 it's a great alternative to short-term rentals but a lot of leg work to get licensed and set up. 

It might change the look of the house a lot and maybe make that front porch into a real pleasant area to spend time on, either on a glider or rocking chair or something like that.

You may have been an indoor employee with air conditioning and a comfortable chair, but sometimes the only work available is being a rough neck in the oil field or some other unpleasant type of hard work. 

No cloth seats on dining room chairs.

Some of us cashed/tapped out in '22 and found a chair before the music stopped. 

One of the things we ermphasize with realtors when we teach our CI classes for realtor boards is that understanding how the 1031 benefits the investor will give you an incredible leg up when you are doing listing presentations. 

This would be the most work for me but I know where to go and putting in the leg work to get sturdy, luxury cabinets and finishes at auction and discount will be a big part of the strategy.
