As a rule of thumb banks (at least that ones that I work with) will use 41% expense ratio, which can he high, but definitely not uncommon.

But if he's going be cash flow negative can he sustain that?  

Can he calculate NOI, Rate of returns, IRR, CAP rates?

Can he use the equity he has to pull a business line of credit?
