I padded the repair costs a little because some of the repairs have water damage that won't truly be revealed until we start ripping sheet rock out, but I was not unreasonable.

It is a weird item to get around licensing.Think of it this wayI have to be licensed to fix brakes on someone's car, however I can fix my own brakes legally.I don't get licensed but I want to fix your brakes for a fee/costYou sell me your car for 2 hours and I fix the brakes then I sell it back to you for the cost of the car plus my "fee for getting the brakes done"...

Thankfully, the carpet was fairly thick with good padding there was superficial stains we were able to clean and prime the floor.

Explain that if this is due to cats spraying on walls and/or urinating on carpet repairs for this damage at move out will be charged to the tenant and may cost thousands as this often can involve removing carpet, padding, subfloor and drywall in the process.

The installation cost is include in the materials, i.e. padding is $5/SF instead of $1.

@Matthew Olszak The price is not per SqFt but he did say it won't change, which in my head it means it is WELL padded.
