Purpose of the fund: To purchase old land, rezone, demolish, and rebuild homes to sell at a profit.

Hopefully you land another 5 year tenant this go around!

If you intend on putting in 50 low ball offers a month, make sure your Realtor knows and is ok with that amount of legwork (because it's a lot).

But if you were to use it as an air bnb or ir it is raw land that you can generate income from by farming or renting out to farmers or grazing that would certainly work.

It is a mobile home that sits on its own land.

That is the main reason.. so they can low ball and make large spreads .. or withhold facts on the house and get their assignment fee and move on without much risk.

I would make sure you speak with a land use attorney on this
