Hello I am very new to investing I have taken a few classes and read allot online but trying to start my business here in NJ is a challenge There are lots of people in my area who are already established.

Unless buyers have a ton of choices in your market, give them the freshest house possible with the allotted $20K of repairs and improvements.

But I guess time and experience will only tell where all this can lead.So here I am...I still have allot of learning to do, and I still need to pull together the finances for a first investment.  

I make them verbally allot of the time but I wonder if it would hold more weight if I send a written offer?

And by the time from the house being under initial contract all the way to finally selling the thing.... months of time and hassle, although costs should be accounted for its still allot of unnecessary risk and time spent with a house on your mind for not much reward. instead of using a 70% rule, do a detailed estimate on the big array of holding costs associated with inquiring and holding and selling a property, that will give you an idea of what would be reasonable for a cash buyer to need as motivation to pull the trigger.

From what I understand, vacation rentals can be very lucrative if you can keep vacancy low,but require allot of upkeep.

After that incident I thought I would try bronco riding because it might be safer, hehe :) After that I liked flying allot more out of books than in real planes. 

I am very green and have learned allot from BP, the pod casts, and books, but have yet to do a deal.My question is this: how can a first time'r best use 100k to invest in real estate? 

I could have gotten more for it, but the investor is doing allot of leg work sense I'm not in that area. lesson learned is keep in your bread and butter areas, Never go outside your area unless you are 200% prepared.
