How to advertise for both Investors and Property

Hello I am very new to investing I have taken a few classes and read allot online but trying to start my business here in NJ is a challenge There are lots of people in my area who are already established. I have noticed that many people in my area use the hand written sign that they buy houses. Is this a good way to go? I was wondering about advertising online is there a good website or strategy? Also when I do find a property I need to act fast would a forum like this be a good place to start looking for investors? Where would I find hard investors?
