This can come as a surprise to folks who are used to returning items to places such as Walmart without any penalty. 

For example, Wal-Mart is quite adept at pricing products at or below cost when they come into a new market to essentially sink the competition, then bringing prices back up to profitability.

At the risk of rightfully being accused of highjacking this thread:@Genny LiThe irony is the western elites sold our civilization on if we opened up to China (and let them ship us a bunch of worthless plastic crap to sell at Wal-Mart to dump in our oceans) we would liberalize China. 

They have payment integrations that allow your tenants to do direct withdrawal, online CC payments, and they can also go to Walmart or other retailers and pay with cash or check and it gets deposited into your account and best of all it’s applied directly to their account in the software.

I Know it's probably many factors but what does a Walmart generally mean for a market.

It’s home to the state’s largest university, several big tourist destinations (mountain biking, art museums, lake), and large growing corporations (Walmart, Tysons).

I agree with your analogy about selling contents which would be taxable, then selling “land” would be another event vs just selling the “house” with everything inside priced in would be its own taxable eventHowever, I am pretty sure the irs doesn’t care if the PROPERY is vacant land, a Walmart, your home, etc….
