If they say they meet my minimum qualifications (3x rent, no evictions, no violent felons, min credit score, etc) then I tell them to submit an application online and pay for the background check (I use Cozy).

We look at income qualification, no evictions ever on there record, no bankruptcies within the last 7 years, no violent felony convictions and we do a 2 year past rental history check.

My sole focus is on rental income and I am really considering section 8 (HVC) but is the risk you are talking about regarding violent tenants or them tearing up the property?

Many of these were inherited tenants so a large percentage of them may have been deferred maintenance / bringing units up to standard.I did have one tenant who in retrospect I think may have been running an AirBnB scam out of the unit because she was there 1 year and it looked like it had 10 years worth of living in it afterwards, and was 10k to fix up after having just been fixed up before she moved in.Recently, another house of mine a tenant progressively went crazy and started getting violent / lots of run-ins with police.

On top of apple moving here, RDU is one of two major cities that hasn't seen a huge spike in violent crime in 2020 and 2021. https://www.cnn.com/2021/04/03...Lower crime, incredible jobs and job diversity, awesome universities, great entertainment, beaches, mountains, etc....
