Good schools, shopping etc are all close by.Ideally I'd like to use hard wood base trim at $1-2' cost from a supplier out of the area, the casing of course would be more, Masonite doors $70-80 ea, Schlage Door knobs, LP Smart Siding, basic roofing materials unless I could snag a good deal on class IV shingles - 5" concrete for the slab, Basic Vinyl windows.

Why pay the carpenter $80 an hour to drive to the store... sometimes I have to make them haul back the split/wet boards if they aren't careful choosing though.Some of the other smaller hardware suppliers (Talbert is an example) give you a rebate at the end of the year or other prizes like airplane tickets, etc.

So in other words all the hard and time consuming tasks are already done and the property is cash flowing from day one".It is very important you do not just invest on faith, learn the area, the team you intend on working with, really drilling down if the boutique supplier is offering you value for your strategy.

Do not, do not, do not allowed someone who is not a licensed professional to install the furnace, it will invalidate the warranty.The warranty should be able the same from every manufacturer, so you're pretty much even there.I wouldn't necessarily recommend flex duct, it is cheaper, but you can end up with integrity issues, even in the short run.My best suggestion is to find an HVAC supplier, and check to see what the prices are for furnaces ... this will absolutely open your eyes as far as material costs are concerned.

This is a unique situation where we want to offer Person 2 30% of non-voting stocks, but the end game is Person 2 gets to have 50% of net profit for providing financial backup up to 500k in the form of supplier debt or cash on projects that we present Person 2.
