I have a rental portfolio in South Georgia and have been flipping houses in Southwest Florida. 

In areas like South DFW, challenges like limited inventory and high prices require creative approaches such as off-market deals, foreclosures, or properties needing updates.

While you might lean towards long-term tenants for stability, short-term rental platforms like Airbnb can yield higher profits if the building allows it.When you get to Miami, I’d recommend visiting a few meetups hosted by South Florida REIA.

Whether you like it or not this is actual currency and by the seconds of time valued in actual US dollars with US cash dispensing ATMs etc...It has been mostly an Asian deal so far...We can speculate if the new tech is fully adopted by Americans what that could mean for the future.

Once interest rates start to head South will switch from BDC's to mortgage REITs whose underlying loan assets (agency debt) will increase in value as interest rates fall and should also generate 20 to 30% yearly returns.
