Local lumber yards have better prices often than Lowe’s for doors and windows. 84 lumber does.

There really isn't much yard and no grass for a landscaper, so would not need a landscape contract, but I was not anticipating the amount of maintenance for weeds and debris.

I assume a common area, front porch etc, i.e no a private area like back yard .... then I dont see that as an issue 

That could be scheduling yard maintenance and such.

You’ll also be paying for yard maintenance and other things you could do yourself to save money.  

Most people prefer a SFH with a yard.  

I was initially told there was an HOA but eventually found out it's not active and there's a lady who lives somewhere on the street that pays a lawn company to cut and trim everyone's yard. 

It's a great little house with a nice yard, right next to the schools.

It is hard to tell scale, but it looks like it is some railways ties laid across the back part of the yard-maybe 3-4 high across the back. 

2) PS specific home - We looked at a few and were intrigued by one that is a 3/2 (plus self sufficient ADU, former garage) with a nice pool, yard but 2/2 on city records.
