The simplest thing to do (at the risk of sounding like I'm teaching how to cheat) is to check the "material participation" box when entering a K1 into your tax software.

We are using Guesty software to set our pricing adjustments for seasonal and far future vs near term, but maybe its a little overkill for MTR. 

@Madelyn Felix I would look into showmojo or tenant turner for their lockboxs and self guided tour software.

The same way people buy into a CRM software.

It's taken a while to setup, but that would be the same for any software change.
