What is you exposure if the deal you raised money for is a scam or the person messes the deal up royally and loses the equity all their money?

I have the financing ready via Royal Bank, and looking to buy around Orlando.

You can find projects where you're all in, in a decent neighborhood for less thank 100k (in cities like Warren and Redford for example) and you can deal with higher end properties or complete tear downs (because the land is so valuable you'd rather build a bigger house to replace the original) in areas like (Royal Oak or Birmingham). 

I am curious if any one in this group ever heard of or ever borrowed money from this Lender. If so, can you describe your experience? Would you refer your colleagues to this Lender?

Finally,  are there any REI-centric firms other than Anderson Business Advisors and Royal Legal Services with which you've had good service?

I will be in GR next weekend to look at some multi-family units, but have no experience in that market and am overall new to real estate investing.Grand Rapids is an intriguing market for me, because the property values are not too inflated yet (like they are near me in the royal oak/berkley/clawson areas of Metro Detroit), the job/population growth is fairly strong there, and i think there will be some appreciation opportunity as well.
