The thing that the gurus never tell anyone is that the majority of creative finance deals are done by investors who don't need creative financing, that is their leverage and why they can walk away, thereby making them more attractive then the one person who can only do the deal one way because they have no money of their own.

Got a new PM who made us fix things and walked it with me(first time for me seeing the property), then we finally paid off all but the mortgage and now we cash flow about $400/month. 

Finding some sort of value-add aspect or buying at a discount means you either create or walk into equity, which protects you.

So, you go over budget FAST.So, your Scope of Work (SOW) MUST be very specific as Mr Perez learned when contractor didn't put in new outlets.To "perfect" your SOW, suggest you walk the property with 3 contractors and ask them what needs to be done.
