The only thing I've found to be a problem is if there is s lot of snow with seeing all the external details such as cement or decking condition.

Does anybody know a good way to find DC metro area (PG county, DC, NoVa) notices of default/ lis pendens?

I would think Howard county or PG County have some opportunities.

I could pay cash but figured put enough down to qualify with out a PG.

Net effect will be the same,  but you're freeing up a Fannie Mae "number of financed properties" slot every 7-8 years instead of every 20 years.

At the cheaper price points that will likely be PG county, and then DC has a number of neighborhoods at different price points.
