I personally would have to have one of the windows replaced before I'd feel comfortable renting it, but that's just me and based on personal experience including a traumatic one from childhood in watching the apartment building next to ours burn in the middle of the night.

I'm holding onto this property for now because of appreciation and my low interest rate.I bought in 2023 on the East side of Indy, Class C $130,000 and $132,600.

I don't know if it's counter intuitive or not but your best intermediaries are going to be in the cluster of the middle range of fees.  

Additional info: We're also currently in a middle of a listing of our 2nd flip as well.

Right now I am on the middle of a flip no more cash in hand to make an offer so my only option seems to be investors or a HELOC against my flip or my own house.

Uruguay which I’m in the middle of checking out has a 11 year income tax waiver.  

Similar neighborhoods/suburbs to Clay/cicero would be in the east side of Syracuse, like DeWitt, Fayetteville, and Manlius.

It’s like trading baseball cards back in middle school.. you get the shiny new card you’ve had your eye on, and you don’t pay a dime until you finally decide to sell and pocket the profits.

For you, this could mean markets further North or East of SF.2.

On the east side, places like University Heights, South Euclid, and Shaker Heights are B-class areas where I recently facilitated a deal yielding a 9% return and that property will see solid appreciation.
