Westin Hudnall How would you structure this lease back / lease purchase option to best protect myself ?

I personally don't want to sell it back to her as it needs no repairs and is sellable for $125k conservatively as is (picture an older couple who turns their car mats upside down to not let them get dirty and takes care of their house the same) ;  the sell back price would be $90 k so obviously them moving on makes the most sense to me but terms have to work for them as well if I want the deal or if I want to keep a clean conscience.

It's like a backwards backpack, hold the baby snugly to you, clips around your waist and again by your shoulders, has SUPER padded straps so even big babies are comfortable to carry (I think it holds up to 95 pounds) and then your baby is near you and might stop crying.I had little outside help with my girls, too.

And I actually estimate 10% for vacancies and 10% for repairs to allow for unexpected contingencies...you'd rather be generous on your expenses to ensure you are still cash flow positive than to underestimate them and be cash strapped.
