I look for behavior tell tale signs. 

I've been reading more about subject to and here's what I've learned:-Good for sellers who are off market-Have low to no equity-Have a mortgage with a low interest rate (less than 5%)-Be absentee or out of state (vacant property, or have a tenant)The buyer would then take over the mortgage payments, and have the seller sign the deed over to the buyer.

Also Seller hasn’t paid property taxes in 2 years which is a sign the property is in distress.

He acknowledges he owes us $3.8 million and signs a deed to us to be filed if he doesn’t perform.  

MUCHHHH better and of course that leaves us with plenty of room to pay the mortgage payment so the lender is happy.Btw, I just wrote the Co-Living book for BP that comes out in Spring, you can sign up for it here!

If you see at least a few zoned in the designations you mentioned above, that's potentially a good sign that you can get support from the local Alderman's office, and approval by the ZBA (zoning board of appeals), to rezone.

Usually, this is a sign of stability and a preview of the types of people who live in the area. 

I've obsessively been listening to every podcast episode I can, reading all the books, and signing up for any and every workshop and educational seminar.

This new "local agent" requirement has given me pause as my property manager has informed me that they will not be signing off on this.

I'm contemplating signing myself and my husband up for August's training... just nervous to take the plunge.
