Okay, that IS a really tough job, I can see that draining one emotionally. 

It's boring, it's disciplined, it's focused, and you need to become good at what you do.The easy money that is made is quickly lost, as you are currently seeing.

Many invest with emotion, not facts.

., definitely put people in a state of FOMO but that's really upon the individual and their discipline.

Put the want need wish emotion down and step on it like it was cockroach.

Even with all those issues seems like a great deal as you said  But at what emotional cost? 

I'm sure this is taking quite the emotional toll on you, in addition to taking away precious time from your day where you aren't able to source additional deals.I would also go after the lawyer and report this conduct to the board of ethics. 

I think that no one here will be able to answer your question ultimately as it is an emotional decision with constraints that only you fully comprehend.
