I think there is a some considerable blue ocean in the 15-80 unit space for investors who function as operators and are willing to embrace the pain of being quite active.  

Honestly though, I dont understand why more banks dont embrace MHPs.  

However I suggest that you take the time to understand the IRS rules pertaining to self-directed IRA/401k, then follow and embrace them.

Student loan debt and rent spikes will fuel a drive to even cheaper areas within the City and the local owners will embrace it but the tenants will be upset by the gentrifiers because their rents will go up and new, different businesses will push out older, familiar shops.I find it a little ironic that a couple of anti-gentrification folks are resorting to these types of tactics to keep presumably white gentrifiers out of a German neighborhood.
