My experience in Canada is that comps are nice to have (for your own due diligence) but the chartered banks won’t care too much as they will ask for a formal appraisal with one of their own appraisers.They are the ones holding the cash so is normal to do soCheersEdison

You might talk with a local non-chartered bank and see what they have to offer, often they have more flexibility due to fewer regulations.

Clarence, I just came across some ITIN information on a Canadian chartered accountants website. http://madanca.com/blog/tax-id-numbers-in-the-us-f...They stated on there that they could obtain an ITIN for people.From the comments section: "Our fee is $150 CAD plus disbursements and taxes"Hope this might help you.

I find that it can be pretty tough to do.. local commercial banks in my experience cater to locals.. its in their charters.. so your the prime borrower.. someone buying low end higher risk rentals that does not live there.. the banks I am sure will look at this as high risk and pass.
