I'm familiar with BofA bill pay and it works.I have 6 rental units in Texas and a Townhome in California.  

Working this backwards, what I see is a 3rd party trying to benefit from another’s house via rental cashflow, My only business is 30+ years as probate estate and trust lending in CA.

Not how cash flow works.And I get it, investing in CA is hard.  

However this is something that will for sure affect MF construction this year and sfr is these Tarrifs hold.In the NW I know a lot of lumber comes from CA / BC to be specific but my lumber packages for homes i build in Charleston SC are pine so I know it local wood .. but you know the lumber brokers they will gouge if they get any chance to do so

And, at that time and place, it would arguably be silly NOT to do so. 100%.This post was biased towards San Francisco, and California more general to include Los Angeles and San Diego, today in 2024.

Anyway, here I am many years later, a senior myself at 71, and living in Redding, CA, and thinking of doing a senior project. 

I bought a 3 acre plot in Sonoma county CA. late 90s unbuildable everyone told me it was not worth buying since it would not perk and you could not build on it and Utls are a long way away. etc etc.. well there was a new overchange put in about 3/4 of a mile away connecting my access road to the freeway . 

Also CA requires you to be licensed to originate DSCR and Hard Money Loans (I see on your bio you service CA), and there are many other states that are starting to follow pursuit.
