Is it a typical inn/bed and breakfast setup with all the rooms inside of a main house? 

I just purchased a SFR 3 bed-1 bath and I would love to talk to you about it.

.• Primary residence: A 2-bed, 2.5-bath townhouse purchased in 2020 with a 2.75% interest rate.

I started out with value add, where we force appreciated properties by adding square footage and beds/baths.

The issue I have seen with these types of properties is they could have two valuations - the value of the real estate which the structures will have little value and you have the land the other is as an operating business just like a bed and breakfast would have - real estate has value but it operates a business now you mention 12k / month but if someone also has to manage the property what is that worth and what would someone pay to manage a property like this?

You need to do what you can to keep ALL of your places pest free and teach your tenants their role in the process as well. 

I need some advice from experienced RE investors.We want to buy a 6 bed/ 5 bath in a great area (top zipcode in the area).Thinking of splitting into 2 units but re-zoning permits are almost impossible in area.Ideas of converting to AirBnb or community center?

Home was nice 4 Bed 3Bth under $550K with a decent size lot/yard and it only required 5% down as a New primary.Now I am not sure how big of a home you need but as you can see $100K covers much more in a scenario like that one above. 

I would rather have people toss garbage in a trash can than leave it laying around or kicking it under the bed.

@Marco Teixeira I'm looking into it as well, the main two issues I'm trying to solve are that not only you have to find the property but be conscious about to which city hall that area belongs, that makes a huge difference in time frames if you want to license it as senior living, the other thing is scale, it's more management intensive (staff 24/7, doctor visits, nurses, food, etc...) therefore if you don't have enough beds it might not make sense, you'll end up having to charge too much per person for you just to break even, that being said there is definitely a HUGE demand for it.
