STR market here is very saturated but I'd hardly say oversaturated, there are so many people that come here summer (hiking and other attractions) , winter (skiing) , and fall (leaf peeping) and it's only growing.

The definition I have in my head is, non-exempt employees are generally people at leaf end of organization's org chart, like I work for tech so I see manufacturing people come in and swipe their entry/exit card and for every extra hour of overtime they get paid 1.5 times, whereas we dont have any entry/exit card swipe requirements, if a project needs 50 hours on a particular week from us we dont get paid any overtime coz we are exempt employees.

They are working toward a west of the rail road Master Plan mega community, similar to Silver Leaf and Nocatee in St Johns County north of us by about 30 mins.  

To me, the draw being in Vermont besides any flow throughout the year, could be Leaf season and skiing.

Finding reliable handymen to do light work for a fair price is like finding a 4 leaf clover.  

Maple heights is trying to turn a leaf and the local city council is on the upside of funding local parks and trying to clean the area up.

Nix the bush by the garage unless it's something spectacular when it leafs out or blooms.

I come by every couple of weeks and spend 15 mins weed wacking and leaf blowing - I use it as a chance to just check in on the property.

While I believe everyone can turn over a new leaf, I also believe they can do it somewhere else until I believe they really did it (2 months of work history isn't proving anything to me).
