Take a look at bathrooms to make sure you can convert them to ADA accessible.

Maybe a walk in shower with the window sealed up outside and inside and some nice sheet vinyl on the floor.Add a hand held shower head on a metal hose for hygienic purposes and to make cleaning the shower easier--many of them cost little, and an ADA bar or two to help prevent falls.

Does anyone have advice or education about renting a single family home and ADA issues...seems to me that the climate is ripe for litigation on ADA issues...and the folks that bring the suite always prevail.

Since they get their rent through disability and if you go with making it ADA certified, you or your tenants may be able to get a grant of some sort to help with the remodel.

just be careful with Fair housing and ada rights with pets. once you know the laws you can adjust your pet policy and deposits and prices based on the demand for your rental unit.. for instance, if you dont want pets but you have several people looking to rent your unit and one of the applicants is claiming pet as service, thats fine but weve had people threaten to sue for rights if we didnt pick them.. thats not cool. so what we did is dramatically raised the deposit on the pet where they couldnt afford it, now its not that we dont want to pick you its that you cant afford it..
